What this document is

This is the standard power of attorney of Thailand's Department of Lands (กรมที่ดิน) — form T.D. 21 (ท.ด. 21) with the printed subject «สิทธิเก็บกินเฉพาะส่วน»: usufruct over a share of land. A co-owner of a plot with a title deed (chanote, โฉนดที่ดิน) uses it to have a representative register such a right over their share in favour of a named person.

The form is one page and in Thai only. The text of the authority is printed: the attorney registers a usufruct over the share of the plot in the header in favour of the named person — for a number of years or for life, with or without consideration — and gives statements to the land officer.

  • the usufructuary: title (นาย/นาง/นางสาว) and name;
  • the term in years or «for life», with or without consideration;
  • handwritten signatures of the grantor and two witnesses.

Documents usually needed

  • the original chanote of the plot;
  • copies of the grantor's and attorney's ID cards and house registrations, signed as true copies;
  • the usufructuary's documents for the registration.

The form does not state the full list of documents, fees or processing times — check them with the land office. The form refers to a warning on the back; the official file has no reverse page.

Yes, the form has lines for two witnesses who certify the grantor's signature or fingerprint. The signatures are handwritten.
